One-Bedroom or Two-Bedroom: Comparing the Waterford Bay Layouts

Both Waterford Bay plans share one bathroom and a screened patio. Here is how they differ in room definition, flexible space, daily flow, and storage, plus…

Waterford Bay offers two floor plans. The useful way to compare them is by how the space itself works: how the rooms are defined, how flexible the second room is, how the day flows through the home, and where things get stored.

Here is how the two layouts differ in practice, and what to look at when you walk through them.

The two layouts

The one-bedroom is a one-bedroom, one-bathroom plan of about 713 sq. ft., with defined living, dining, kitchen, bedroom, and bath areas rather than an open plan.

The two-bedroom is a two-bedroom, one-bathroom plan of about 855 sq. ft. Both plans include a screened patio. The difference between them is roughly 142 sq. ft., and almost all of it is the second room rather than larger rooms throughout.

Room definition

Neither plan is open-concept. In both, a door separates the sleeping area from the living area, and the kitchen, dining, and living zones read as distinct areas rather than one continuous room. Being able to close a door on part of the home is what makes an evening feel like an evening.

Defined rooms also produce more usable wall length, which matters more than floor area once you start placing furniture. Look for one uninterrupted stretch long enough for seating, and a second for whatever faces it.

What the second room adds

The additional bedroom in the two-bedroom plan is the flexible part of the floor plan. It can take a desk and a door you can close on the working day, a guest bed, exercise equipment, a hobby setup, or simply the things that would otherwise crowd the main living area.

That flexibility is worth pricing honestly. If the second room would be in use most days, it earns its place. If it would be used occasionally, the one-bedroom covers the same ground with less space to cool, clean, and furnish.

If the room would be used as a workspace, ask the leasing team about internet arrangements before you commit, since this varies.

The one-bathroom tradeoff

Both plans have a single bathroom, the two-bedroom included. This is the detail most worth checking against your own routine before you sign.

Where the second bedroom is used as a workspace, for storage, or for occasional guests, one bathroom is rarely a constraint. Where two people would be getting ready at the same time each morning, it is worth thinking the timing through in advance. Offset schedules make it a non-issue; identical ones make it the first thing you notice.

If more than one person will be on the lease, ask how it is structured for multiple applicants and what happens if one needs to leave during the term.

Storage

Open every closet on a tour and think about the awkward items rather than the everyday ones: luggage, a vacuum, sports equipment, and the beach gear that accumulates quickly here.

If there is nowhere for those, they end up in the living space. The two-bedroom’s extra room absorbs this easily. In the one-bedroom, storage planning matters more.

Daily flow and the screened patio

Walk the routes you would take several times a day: entrance to kitchen, bedroom to bathroom, kitchen to wherever you would eat. Both plans keep these short, and the two-bedroom spreads them over a little more distance. Watch the doors while you walk it, since doors that swing into each other or block a cabinet when open are a daily irritation that extra square footage does not offset.

Both plans include a screened patio, which works as an additional room for much of the year: shaded, insect-free, and comfortable across more of the day than an open balcony. Patio size and orientation vary by home, so ask about the specific home you are considering.

What is actually on site

Waterford Bay is at 200 NE 20th Street in Boca Raton. On-site amenities include a pool, a fitness center, on-site laundry, screened patios, and shared outdoor space.

The community is pet-friendly under the current policy, with up to two approved pets per home and screening, fees, and guidelines that may apply. Furnished and unfurnished options may be available and can vary. Residents manage their accounts through the resident portal.

How to decide

Floor plans tell you the dimensions; standing in a room tells you whether it works. If you are weighing the two layouts, seeing both is the fastest way to settle it.

You can compare both floor plans, message the leasing team with questions about lease terms or availability, or request a tour. A tour request is not confirmed until the leasing team follows up, and availability and pricing can change.
